“We” and “our” and “us” means Javea Property Services
“You” means the property owner
“Your property” and “the property” means a property you have a legal right to allow us to enter
Acceptance of terms- By using our services you are fully accepting our terms, conditions and disclaimers contained in this notice. If you do not accept these terms and conditions you must not use our services.
We reserve the right to update or amend these Terms and Conditions at any time and your continued use of our services following any changes shall be deemed to be your acceptance of such change. It is therefore your responsibility to check the Terms and Conditions regularly for any changes.
Payment for Property Management package 1 is payable on completion of our 1st visit to your property. Payment should be made within 7 days of us completing our 1st visit by cheque, cash or direct bank transfer. Payment is to be made by 12 equal monthly installments. If payment is late we reserve the right to charge interest on any outstanding payments In order to enter the premises we will need to be supplied with a set of keys. We will keep the keys at our secure premises in Javea. We will hold up to 3 sets of keys for you if required.
We will need details of any security systems. This information will be confidential and not released to any third party.
Service provided -We will visit twice a month.On each visit we will check the exterior of your property and outside buildings for any new signs of disrepair or attempted forced entry , we will check for mail and forward it to your preferred address or store it until your next visit. If the postage costs are excessive we will inform you and await your further instructions
We will check internally for any new signs of disrepair
We will check that security systems are functioning correctly
All windows doors and locks will be checked for security
We will air every room in the property
All internal plants and patio plants will be watered
We will sweep the outside patio areas
We will check and replace any light bulbs which do not work if a supply is left at the property; if light bulbs can not be easily removed from the fitting then we will not replace them
We will check that the following services are still connected to the property. Gas, electric, water, television and water.
We will run all the taps and showers and flush all the toilets
We will check for any signs of infestation and take appropriate action (extra charge may apply)
We will make keys available to friends, visitors or service personnel after authorization by you (extra charge may apply)
During adverse weather conditions we will attend the property and check for any signs of damage
On the discovery of any damage we will carry out emergency repairs immediately in order to make the property secure. We will then contact you and await further instructions.
You will need to deposit £100 with Javea Property Services so that in the event of an emergency we can secure your premises without delay. This money less any used for emergency repairs will be returned to you when you no longer require our services.
If £100 is not deposited with us we will not carry out emergency repairs but we will inform you immediately about our findings
We have the right to terminate our service at any time without notice and for any reason, including without limitation, breach of these terms and conditions and you agree that we shall not be liable to you or any third party for termination of our services.
When you no longer require our services we will return the keys and security details to you
We will not be liable for any loss or damage which occurs before or after our visit. To the extent permitted by law, Javea Property Services will not be liable for any indirect or consequential loss or damage whatsoever (including without limitation loss of business, opportunity, data, profits) arising out of or in connection with the use of our Services .
You agree to indemnify and hold Javea Property Services harmless from and against any breach by you of these Terms and Conditions and any claim or demand brought against Javea Property Services by any third party arising out of your use of the Services, including without limitation, all claims, actions, proceedings, losses, liabilities, damages, costs, expenses (including reasonable legal costs and expenses) howsoever suffered or incurred by Javea Property Services in consequence of your breach of these Terms and Conditions.
If any of these Terms and Conditions should be determined to be invalid, illegal or unenforceable for any reason by any court of competent jurisdiction then such Term or Condition shall be severed and the remaining Terms and Conditions shall survive and remain in full force and effect and continue to be binding and enforceable.
These Terms and Conditions shall be governed by and construed in accordance with the law of England and you hereby submit to the exclusive jurisdiction of the English court

Airing the property and adjusting the temperature settings
Providing a standard welcome pack containing bread, water, cereals, milk, jam, butter, coffee, tea, sugar, 6 cans of beer, a bottle of red wine and a bottle of white wine. A customized welcome can be provided for you but these packs may incur extra costs depending upon items required
Dusting all furniture
Sweeping and mopping all internal floors
Hosing down of all external patio areas if an external tap and hose pipe are made availabe.
Ideally 7days notice is required to prepare the property. Six visits to prepare the property per annum are included in this package
We have the right to terminate our service at any time without notice and for any reason, including without limitation, breach of these terms and conditions and you agree that we shall not be liable to you or any third party for termination of our services.
When you no longer require our services we will return the keys and security details to you
We will not be liable for any loss or damage which occurs before or after our visit. On instruction from you we will make the keys available to your guests up to 7 days after our visit, meet and greet or call out charge will apply as appropriate

We will prepare the property for you or your guests when visiting by:

Terms and Conditions For Cleaning
Definitions:

Acceptance of terms- By using our services you are fully accepting our terms, conditions and disclaimers contained in this notice. If you do not accept these terms and conditions you must not use our services.
We reserve the right to update or amend these Terms and Conditions at any time and your continued use of our services following any changes shall be deemed to be your acceptance of such change. It is therefore your responsibility to check the Terms and Conditions regularly for any changes.
We will clean your property on your instructions
In order to enter the premises you will need to ensure we have a set of keys or arrange for our entry, We will need details of any security systems. This information will be confidential and not released to any third party.
If you have provided us with the keys we will leave the keys at the premises after we have completed the cleaning, unless otherwise instructed by you
If your property has been rented out to a customer we will check your inventory whilst we are cleaning your property if required, extra charge will apply
We will use our own cleaning materials unless instructed otherwise
We will clean and sanitize bathrooms leaving toilet roll in each bathroom
We will clean the kitchen work surfaces
We will fill and empty the dishwasher or do the washing up. Excessive amounts of washing up may incur extra costs. We allow no more than 60 minutes for washing up.
We will clean all kitchen cupboard doors. We will wipe the shelves inside the kitchen cupboards if they are empty
We will wipe down kitchen appliances
We will empty the fridge and freezer and clean them inside. If the freezer needs defrosting we may not be able to clean inside the freezer adequately
We will vacuum all internal floors
We will mop all internal tiled areas
We will empty bins and remove the rubbish from them, we will place clean bin liners in the bins
We will dust all the furniture
We will vacuum the sofas
We will wipe visible marks off light switches doors and windows up to 2 meters high
We will remove dirty bed linen and towels, launder and return clean linen to the property at a later date*. Bed linen and towels are classed as 1 hand towel, 1 bath towel and 1 set of bed linen per person. The occupancy is measured against the amount of bedrooms the property contains
We will make up all beds with clean linen if a clean supply of bed linen is left by you
We will sweep the outside patio areas
We will wipe the patio furniture
We will ensure light bulbs are working and replace bulbs as necessary if a supply is left at the property by you. If light bulbs cannot easily be removed from the fittings we will not replace them
We will check the gas bottle if applicable and arrange to replace it if needed. We will only replace the gas bottle if the cost of replacement is paid in advance by you
We will not be liable for any loss or damage that has occurred at the property before or after arrival
We will inform you via email or telephone when we have completed the cleaning and of any unusual findings
Payment should be made in full within 7 days of us completing the clean by cheque, cash or direct bank transfer, if for any reason you are not 100% happy with our service you should inform us within 24 hours in order that we can resolve the situation
If payment is not received within 7 days of us completing our service we reserve the right to charge interest on the outstanding balance
We have the right to terminate our service at any time without notice and for any reason, including without limitation, breach of these terms and conditions and you agree that we shall not be liable to you or any third party for termination of our services.
We will not be liable for any loss or damage which occurs before or after our visit. We will spring clean your property on your instructions

If you have provided us with the keys we will leave the keys at the premises after we have completed the spring cleaning, unless otherwise instructed by you, We will need details of any security systems. This information will be confidential and not released to any third party.
If your property has been rented out to a customer we will check your inventory whilst we are spring cleaning your property if required , extra charge will apply
We will use our own cleaning materials unless instructed otherwise

We will mop all internal tiled areas

We will dust or vacuum window blinds and curtains as appropriate
We can arrange to have curtains washed or dry-cleaned at an additional cost

Terms and Conditions For Meet and Greet
Payment for Meet and Greet is payable within 7 days of us completing our service, by cheque,cash or direct bank transfer. If payment is not received on time we reserve the right to charge interest on the outstanding balance. We will need details of any security systems. This information will be confidential and not released to any third party. In order to provide this service you will need to subscribe to our key holding service Key holding service is not required if you already use our cleaning services,property management services or all-inclusive letting services
You will need to leave 3 sets of keys in order for us to meet and greet your customers. We will give 2 sets of keys to your customers and we will retain 1 set of keys at our secure premises in Javea.We will collect the keys at the end of the booking.
We will not be liable if customers fail to return the keys at the end of the booking period. In the event keys are not returned we will inform you and await your further instructions. Sociable hours are classed as Monday to Saturday 8am until 8pm and Sundays 9am until 5pm, all other times will be charged at the unsociable rate. We will charge the unsociable rate on the following dates:Christmas Eve after 3pm, Christmas Day, Boxing Day, New Years Eve after 3pm, New Years Day, Good Friday, Easter Sunday.

Payment for Call Out is payable within 7 days of us completing our service, by cheque,cash or direct bank transfer. If payment is not received on time we reserve the right to charge interest on the outstanding balance. We will attend your premises at your request to allow tradesmen etc to enter the premises.
